Old Hill provides asset-based lending solutions for borrowers seeking $2–$25 million in financing, a segment of the lending market avoided by large traditional banks due to post-crisis regulatory constraints and unattractive economics. Our experience in the asset-based lending (ABL) sector means we can execute transactions that offer flexible financing solutions for small companies generally not available from traditional lenders. Meanwhile, we work very closely with potential borrowers to craft custom transactions, secured by strong collateral, that align the interests of all involved.

Asset-Based Lending

Old Hill’s private lending strategy focuses on sourcing and originating ABL transactions. We have particular expertise lending against consumer and commercial receivables, hard assets, and inventory or trade receivables. We tend to avoid assets with long repayment windows, binary outcomes, significant market dependency, or activities subject to regulatory scrutiny.

We specifically invest in transactions with the following characteristics:

  • Less than $25 million, although we are opportunistic and may engage in larger endeavors
  • Maturity within 1-4 years
  • Carry loan-to-value ("LTV") ratios of 30-85%
  • Generally structured with interest rate risk protection and coupons ranging from single digits to mid-teens

Post-transaction, we interact closely with our borrowers to monitor progress, assist in evaluating current and future conditions, and keep tabs on the value of the collateral securing our capital.

Real Estate Lending

Old Hill engages in direct real estate lending and investing in commercial, multi-family, residential development properties and other special situations. Old Hill offers flexible lending solutions for real estate and seeks non-traditional, opportunistic investments and other structured investments within a wide range of property types and locations. Old Hill provides all forms of real estate investment capital across the capital spectrum on all major real estate asset types.

While the exact characteristics of our loans vary, they generally range from $1-25 million, have coupons ranging from high single digits to mid-teens, a relatively short maturity of up to 4 years, and leverage of up to 90% of collateral value.
